If a tenant is not placed before November, I fear you will have additional challenges renting the unit which likely will not improve until March.

This last March a used the 5% down program to buy a duplex in NH.

I said no and asked them how long they would need and they said six months to figure things out and then move.At this point, they are planning to move in March 2025.I want to fix/rehab this property and sell it ASAP.

He was always slow to send things like invoices and I've been repeatedly asking him for invoices from March and May- I still don't have them.

Fast forward to March of this year and we purchased a single family home to also STR in Asheville, NC. 

I pulled a permit for a duplex I own beginning of march, without any problem

He sent out a mass email with all investors bcc'd at the end of March that claimed he was going to start selling properties to service the debt, which made me hold on getting a lawyer involved.

In our24 years of experience, managing almost 100 S8 leases currently, the average S8 tenant has a FICO under 580, numerous collections from utility & cell phone companies, doesn't want to pay a security deposit, much less an application fee and claims they don't know how to fill out their S8 paperwork despite being in the program for several years - hint: they want YOU to do it for them.Most, not all, are eligible for government assistance due to a funeral-march of bad choices.REALITY: you are trust trading one set of problems for another.You can succeed with S8, but you need to understand the challenges and plan accordingly.
