These QM firms have also made heavy investments in technology that frankly doesn't integrate well with a DSCR underwrite which is better underwritten like a CRE loan in my opinion, not worth this massive tech overhaul for the bigger players in my view.Also - highly doubt GSEs will step in, conventional is still an option for investment properties, they are far more likely just to loosen uw or expand limits than create a true DSCR product competitor

That said, I'm terrified to see POS requirements loosen. 

If you want to remove the piece from the cement, make sure the inside of the post is fairly clean and not filled w/ rust and dirt, then with a chisel, (or power chipping hammer) "GENTLY" fold the old post into the hole in the middle, it should loosen up and be able to be pulled out.

The loosening state and city regulations have allowed a lot more opportunity to develop SFH in urban areas.

How would you feel if the aluminum wiring loosened up(as it has an unfortunate tendency to do, which is why insurers shy away from it,) and it burned your house down- not only potentially harming your residents, their pets, and their belongings, but possibly spreading beyond that, as fires in California tend to do?

Do you think it is better to expand my areas and send to surrounding cities, such as going by zip codes, or maybe loosen my filters and just search for any absentee owners?

I know they are starting to loosen up a lot of the restrictions as this building methodology.
