It was a jab at your leasing agent's lease that was meant to lighten the mood.At the end of the day you have a tenant who pays rent & has a dog in their home which may or may be allowed.

Lightening does strike every once in a while, @Andrew Bassuk, but it's almost impossible to find a 65% deal in southern California and use that as a long-term business strategy.

Just because it's Mother Nature doesn't mean you're off the hook, what if a tree fell on the house due to wind or the place caught on fire from lightening?

I also think I need to start considering a VA or some sort of office assistance, to lighten my load.  

I would use my agent /broker that does all my business today (buy and sell) so we have an agreement on reduced sales fees whenever I am selling anything so that helps to lighten the costs a bit - but I need to redo all the costs and confirm what is included in that estimate - thanks for that. 

You may have some difficulty keeping your room mates once you put the property on the market, but it will be part of what's necessary to lighten your financial load. 

(not complaining, RE has been very good to me)   So if you are rich already, experienced in RE,  can throw money at problems like lightening to keep the boat on plane at all times, you can make a VERY good  argument for getting on the leverage fast-track to hit warp speed and blow past everyone in the game.  

Now...of course..lighten it up..but you get the point. 

I do feel like this will be the last time it’s this affordable 😅 as properties are moving lightening speed.
