Of course I inspect and think of ways to improve guest experience.

It's so bad that my last purchase was in Indiana, which was my first OOS investment, and likely will continue to look there if the market doesn't improve here.  

Next, plan on inspecting your properties every 90 days; you can communicate this to the tenant as you ensuring the property is in good order and to help you plan for repairs/future improvements. 

As for the project, I assume Current is doing the horizontal development and will sell the improved lots for vertical construction, is that accurate?

Centralize your back office / use remote employees / VA where appropriate to cut costs and improve service levels / responsiveness.  5.

If there's a lot more headache- then I encourage you to implement or improve a Complete Household System, try to get SFR's with 6-11 bedrooms, no more than 3 rooms per 3/4-Full bathroom, and make sure there's one (not more than one) beautiful living room with a big screen TV.
