You have a hot tub and want to add a soaking tub?

The weather is not too hot in the summer and cold in winter. 

We've invested around $50,000 in improvements (central air and hardscaping) and our mortgage is a 30-year fixed at 2.5%, with a PITI of $2400.We think it could rent for $3,750 - $4,000 per month based on local comps.

Still not 100% sure what I will do at the end of this (we are a long, long way from the 3.5% rates and hot, hot sellers market of December 2021/Jan 2022 when I started looking into this). 

BP is not a great place to air out is this coach good or that program good.. as you stated 90% of the people on here are single minded they relate everything to owning a cash flow home and everything else is just gambling or guru speak or whatever..

Real estate has now peaked my interest and I want to buy in North Carolina and I might be open to other hot markets.

If I were down there I would think about setting up a food truck or 10 or 20 and serving breakfast burritos 24 hours a day with some good hot coffee.Just my 2 cents.

They assured me all they needed was for the power company to come hook up the power so they can get the HVAC technician in to ensure the HVAC system was good then they can do the finishing touches while the house has Air conditioning and power.  

Also I have not worked out the financing yet. if I just use my cash then the Cash on Cash drops to 8 or 9% and that would be below my Cash on Cash target.Generally speaking and of course just numbers I picked out of the air for reference when running numbers in my head, I am looking for Cash on Cash greater than 15%, high probability of long term occupancy, and no expected major Capex for 2.5 years after purchase and purchase time repairs which I would add into the cash on cash evaluation before pulling the trigger.So there are some more details to be worked out in my head but being it is my first one and only learning what I could from youtube videos I thought I would get some feedback.With all that said, in my head it seems like it could be a good start.Thanks again Jaycee and Gavin for your feedback.
