If there’s specific projects like electrical we get a project specific estimate after we put it under contract prior to the earnest money going hard.

Careful going outside state lines -- contract for deed is not allowed in Texas.I didn't think COD is illegal in Texas, just perhaps not recommended anymore, because it is difficult to comply with the rules or regulations. 

It's part of their contract to get paid and not getting paid is a violation of the contract.

However, I wouldn't DIY and would contract everything out.

This will consist of finding a good deal that requires some work and is below market value, and making sure your contractor is accurate with the budget and executes the work as stated in the contract.

Unless I'm mistaken, the contract between owner/landlord and PadSplit doesn't have a defined monthly rent but a target/goal of monthly income (so it's hard to use that as lease).

. :-) back in the day and not a big deal flow.. and all land contracts on bare land.. to put it in perspective. :)

The second home is under contract to sell for the same price, 257k.
