i don't think it's strange to have a bedroom in the basement, as many parents may actually want the space from a teenager..however nobody will want to crawl up 2 flights of stairs to pee in the middle of the night :)whoops, forgot to add, if doing this in brick or block, make sure to add a metal header..called a lintel, over the window..and of course make sure it's flashed correctly :)

The two of them looked at the damage, pointed out the repairs that had been taken at the time and indicated the materials (rough sawn lumber, lath and plaster, square nails) used in the repair indicated the fire happened long ago (i.e. before the 1930s) and the building has been standing just fine since.We did replace one header and a couple of studs - this was mostly for my benefit - and closed things back up again.You may not need to replace all the charred structure.

We're using SmartMove for the first time with our first rental- the prospective tenant had not received the contact email we attempted to clear it and resubmit.The issue is that when we deleted and re-added him in order to force a new invite it appears to have left the application in a corrupt state- we have a header that says he is canceled, detail records that show him twice, and when he tried to authorize, his transaction failed.

The last recommendation (quick hack), if you search the address in Zillow, and click on facts and features, then look beneath property details, on the right, you will see the "Lot" header.

It might be easier than you think to replace with a 80" pre-hung and raise the header a bit (depending on ceiling height, etc.)
