I have a tenant #1 that keeps making noise complaints of  tenant #2 playing their music to loud and late at night.

Try not to adversely affect neighbors with noise or activity.

When you are in the grind the expenses and stress can add. 

By talking more to the police, we found out that the main tenant had a long history of inviting guests in exchange for help around the house and that those relations would always turn tumultuous and that the police visited the house several times each quarter over civil complaints, suspicious activity, noise, drug related activity, and a bunch of other civil nuisance type of calls.

Finding the right property (or even a GP) can be a real grind.

Interesting to see you guys talking so much about Bloomfield, I was just commenting the other day that I`ve noticed an uptick in construction and noise on SM about Bloomfield.

"Hey, the AC isn't holding temperature and it's making a funny noise outside".  

Why'd you grind him down from $65k only to worry he'll default?

You can also expect complaints of noise, trespassing, etc.If the situation permits, I recommend only allowing it for a significantly higher price and additional requirements in place.
