My advice would be to start out as a flat fee structure for finding the deal and then roll into the GP side (with the proper legal framework) after the first few deals.

But if you want cash out or if the loan needs to fit into some sort of framework to be sold it may not work.

It is boring, tedious and in no way glamorous but it will produce results with a consistent framework. 

Also, there is no legal framework on how the property is to be managed/controlled...When you talk about exit strategy, how are you reserving the right? 

I’ve gotten a mixed bag of reviews how solid the agreement is (Florida) but it lays down the framework and numerous scenarios in case of death, disagreement, distributions etc. and spares us from paying $2,000-$3,000 to have a lawyer draft it.
