Shop around for debt to see what is available and model the various structures to see how the different terms impact performance.The tradeoffs will be fixed vs. floating rate, conventional vs bridge vs CMBS vs bank vs agency. 

Travelers, Farmers, Steadily are some who allow this model.

I too, am hopeful the City gets the right model at the building department to handle the volume of permits and inspections. 

This has been the most successful model I have seen in real estate.This goes 100% against every guru and investor the past 5 years of get rich quick of buy, rehab, rent and refinance with little money - that video game is out of order so the gurus need to reinvest themselves and they are trying with seller financing and zero down.

You could do it your way but I’d recommend a bit of a hybrid model.

Typically, the mobile home funds can achieve very attractive COC, a somewhat recession resistant business model, decent upside as well.  

If it’s at or near 70% we dig into the full cost model that accounts for financing costs (hard money and GAP), acquisition costs, holding costs and selling costs.

Seems like there are way too many being build with big dreams of subscription models.
