Learn all you can from resources like BP and other forums, then marry that with some old fashioned physical labor.

In much the same fashion as when we file permits for a large remodel they will quite often come back saying I want xyz additional work like adding hardwired smokes.

So I totally understand how to add value to a rundown property by doing the work myself -- it's good old-fashioned sweat equity (more properly termed "trading time for money.")What I don't understand is how it works to add value (at least profitably) by hiring it out.

However, if you are generally looking for off market commercial deals, larger buildings etc, I've found no better combo than Excel, Google Earth, and some good old fashion internet stalking.  

We'd be on Wall Street and manage some hedge fund making billions.I'm a 20+ year investor...and a lender...and I don't want you to borrow in this fashion.

They came into fashion 12-15 years ago.

@Jack B. yeah, it doesn't really work in that fashion. 

I’ll just have to do the old-fashioned way with spending more money or either seller financing if I want to save as much as capital as possible.

My mom made a killing in real estate but hasn't run a number a day in her life so I am trying to follow in her footsteps in a more calculated fashion.
