Ask the investors you meet to work for free or have them walk you through something you don't understand.

If you can't find a good manager, walk away.

Nothing points to this better than claiming the property cash flows $1,000/m relying on rent collection and debt service/taxes/insurance while responding to my question about other operating expenses/reserves with:  "repairs will come and we will fix, but that's why we do our due diligence before we buy so we aren't walking into major repairs".

We walk it, get the reno budget in 10 min, make the offer, close.

But their walking around their job at taco bell showing how they just risked 70% of their $500 total capital on a single trade and made $50 bucks on that lucky day.

The house build  course is pretty straight forward  and walks you like a baby through  every step from finding the land and entitling it to building and selling.

Depending on the volume you would be submitting, find a company that does not have high monthly minimums and can walk you through the process if this is your first time using.

However, if you feel you need their input earlier, you could offer to pay for their visit to walk the property with you pre-inspection.
