Very well said Sergey, but I am certain it will fall on deaf ears with Comrade Susan as anyone who can point to China and say it's "a so-called communist...." is clearly with a very Pro-Communist agenda themself.

For anyone else reading this thread and wants to respond with actual best practices for this type of situation, I am all ears.

I haven't purchased anything over a couple hundred dollars from the gurus in many years and I haven't purchased Josh's program either, but it also caught my eye (or ear?).

So, how a tenant behaves as a person is just noise to me.

I've had my ear against the door of REI for a few years now and I'm finally ready (within the next 12 months or so) to dive in.

Right now I will just play by the ear and see what's the next step.
