If you haven't gotten a second and third medical diagnosis and treatment plan, then that's what I would focus on.

The main goal is to see the problem, and hopefully guide the tenant to make the minor fix themselves (if its minor) or at least help the plumber, electrician, etc. make a diagnosis and bring the right parts on the first trip out, instead the back and forth to the hardware or supply store. 

It was too far advanced to do surgery/radiation but chemo works to push back the cancer, and it will be 2 years since diagnosis, with no major decline, though it is likely to cause declines in the future.

Like Colleen said, make sure they've got the "heated dry" switch or cycle selected.Sometimes you get lucky and the diagnosis is easy, like they've dropped a pot on the heating element and it's bent like a pretzel or broken in two. 

Whenever you go to a doctor, of any kind, for any condition, he will follow the three-part sequence of examination, diagnosis and prescription.Unfortunately, most new investors do it backwards.

You can get a mental or emotional disability diagnosis and support animal letter with one visit.  

A lot of increased cancer is probably because better diagnosis and longer life spans.

The greatest benefit was one I didn't even plan on, they go through a process on the phone to determine if the issue is an actual emergency, and walkthrough basic diagnosis with tenant.

Any thoughts on diagnosis?  

Just over 9% of the population have a diagnosible personality disorder and many more, while not disordered to the point of a diagnosis, are just "difficult" people-- they have "entitlement issues" they will always be disappointed because no one ever gives them the respect they think they are due.
