So I see it as a familiarity issue with the RE industry.For example, in syndications, I see sponsors contribute a large sum themselves to depict they have skin in the game, but do not reveal that they are collecting a higher amount as fees at closing.

I am not overtly concerned because of the cash flow depicted by the 50% rule (you may be low here, but maybe conservative elsewhere). ~$800/month cash flow equates to $200 unit.
