I really want to do an apartment building but i want to build a track record first of smaller deals and just looking for a strategy to get into deals similar to a subto or wrap.whats an agency loan?

How did you find this deal and how did you negotiate it?

I've begun cold calling and looking to alternate methods of finding deals, but if anyone has any advice for overcoming this I'd love to connect.

If local deals don’t work, look at cheaper markets out of state where rental returns are better.

As Shawn mentioned above insurance is going to be a HUGE deal in Gainesville as well as HOA's.

When the top ones can't/won't do the deal, Backflip usually will and they are super fast and easy. 

I am researching my first deal in town (a foreclosure), and hoping to slowly but surely acquire properties for cash flow and retirement security. 

But the person seemed bent on me wire transferring within 3 days, or the deal will no longer be valid.
