I see a lot of people who are gonna get crushed as they are buying NPL's based on thinking they will foreclose but the borrower has a high likelyhood of filing BK to keep their equity and people are paying 80 cents for a 3% loan that is a year behind which is insane!

Maybe a more cunning way to move forward would be to own a motel, maybe with a very experienced motel business partner.Or maybe a Pool Hall, or an LP in a new waterpark, or something like that.I've seen hard times crush men, and I've seen hard times make men refused to be crushed and come back X a ton.It's all in the mind and the will to keep fighting.Many in here have given possible ways forward.It would seem wise to focus on building up a pile of cash again.Talk to your tax consultant about the specifics of your situation too.....Good Luck!

The only point I would maybe add is that in this type of environment only big box landlords and property owners can competeOn the first interview on the BP podcast with Grant Cardone, he specifically said he wants to invest in Blue states because of all the above mentioned items you listed....but that's Grant Cardone he can afford to take on the extra burden that comes with crushing regulation.
