The virus has impacted a fund like AHP mostly in administrative delays with foreclosing on properties and getting them converted to REO properties for resale.

You also tend to get more frequent and better feedback than with an STR, if you treat your residents well.The last quadrant, unnecessary but not obviously so, is usually as a result of either converting an STR to an MTR or from remodeling above the standard needed.

I do not believe converting to condos would decontrol the building.I own a 4-unit multifamily in Union City and am considering condo converting it at some point in the future, though I do not think rent decontrol would be among the potential benefits of the conversion.

Or, in Providence, RI they took the oldest indoor "mall" (Arcade) and converted the second and third floors to apartments.  

MF with many garages to convert to ADUs, parcel splits, full on development, coop/tic with the resources to handle financing challenges, etc.To raise money in this market as a newby will also be challenging unless you can get it from friends and family.

Probably go for a 3 bedroom with an office or dining I could convert into a 4th bedroom and shared common areas, would have covered everything with airbnb and still covered most with long term. 

I have a PO Box that i used for that purpose and any other business mail but since converting to ACH i am not sure when its the last time I went by the post office.  

If I convert those monthly nets into annual nets and plug those in to see what amounts of cash in would lead to those results in each case, I come up with:Scenario 1: $2000/month ($24000 annual) to equal a 12% return means you're in $200,000 cash.
