In my opinion, it is better to choose an area with a path to progress. 

That list of areas, it's what everyone talks about...Nobody raves or brags about the Detroit opportunity...I think I'll save my story for choosing Detroit for another time, but the long story short version is this: I believe Detroit is the greatest economic opportunity standing in front of us all today, and those who know how to navigate it will get stupid rich.Below is a snapshot of my Detroit portfolio. 

You could then choose a broad based index fund if you wanted to invest in the market.  

There are more listings to choose from now than any other time in nearly a decade.

The reason I ask is that knowing the fast movers of the area may help you choose your project.Lastly, what kind of renovation budget have you established, and is it an upfront budget, or will you be contributing to it over the time that you live in the property and renovate it? 

In a business, I’d say owner “net profits” (exclusive of any owner salary) of $200,000- $1 million.  

We've seen this soooo many times in our Detroit market:(Have actually had owners choose not to do business with us because their previous PMC didn't require it - so, they thought we were the incompetent ones.Have also seen incompetent PMCs wiring funds internationally to owners - and these owners not having an ITIN, EIN or SSN!

Some, like ours, focus on offering optional services such as renters insurance or washer/dryer rentals without requiring tenants to opt into a full package.When choosing a property manager, I recommend asking about the structure and purpose of any fees.
