Hello all,To give a brief backstory- My cousins aunt had just passed away (a few months ago) and she lived in a house with her husband who was the owner, he had passed away about 20 years ago but never created an estate and never had any children.

This is especially so with renters with children. 

@Nathan Gesner I think pets are family and we don’t charge extra for children.

MTR is less spend on furniture, less guests, and at that price point for a buy, will likely make more money and have less upkeep and management.

If their rejection results in additional damages, they are financially responsible.Do not enter the home when children are home alone.

You could arrange to have your cleaners accept the deliveries at the property or hire a local handyman to do same and even assemble furniture.

I like the discussion though, it's definitely good as I think about my younger children and how to get them involved/interested in real estate.

This house didn't meet qualifications of that, no children under 6, not vacant. 

Have they taken up area carpets and sprayed furniture? 

Maybe leave a kayak for guest to use (have them sign waivers in case of accidents).Get some old furniture, some bicycles to loan and make a bed and breakfast!?
