Hi Pamela,The kind of guide you're trying to create can already found all over the internet and are very easy to find and some of them, written by other real estate agencies, are pretty good.

I would get back to local real estate investor meetups so you can connect with locals to the area and kind of get back in the game slowly that way.

Any general advice is much appreciated.50k is more than enough money, the biggest question at 22 is are you ready to buy a property and be kind of locked in for 3-5 years.

Also in my experience it was a waste of time to send letters or any kind of marketing.

Or do you have to offer your investors some kind of discount?  

Most places require 40k in reserves to get a 200,000 HML so it would definitely take a while to save that kind of money up.

.- Since we're not really in full control of the property, the Hold Harmless also indemnifies us against anything that goes missing at the property and squatters.We get asked/told to do all kinds of crazy stuff by owners, who either don't care what happens to us or haven't really thought everything through.Hope this addresses your question.
