They force you to take instant bookings without any ability to screen guests.

Layer on the ability to invest the funds that otherwise would go towards the down payment and transactional costs and you likely come out ahead in such a short term horizon renting.

Accepting even a small amount can complicate the eviction process and potentially delay your ability to terminate the lease in court.
