I was completely blindsided, not to mention that I'm financially responsible for repair of these lines that run through the woods.I'm considering going after the seller for the cost of upgrading the poles to the location and quality necessary for the utility to "adopt" them.

Don't forget to calculate those tax & insurance figures--- in your situation the lender won't likely require escrows, and the last thing you want is to be blindsided by these outlays once a year or quarterly.

hello, i am researching and feel like NC would be a great spot to buy a single fam then move to the state perm. i know the market is nuts now but i want to get some feedback on what i can expect to happen so this way im not blind sided. 195k cash, 100k for a DP + closing cost + 10k in light rehab, Goal= 6% cocr after 10% PM, 6% vacancy 10% capex/repairs.
