For partnerships, I always suggest an operating agreement (AO), and that should line out the things that each person is doing and the profits shared and more!

You have no idea what went on during the remodel, there are so many ways to cut corners and so many thing s that a do-it-yourselfer does not even know.It used to be (in my AO) that non-permitted work was only valued at 50% of permitted work.

The AO could have inherited the property, maybe a 2nd home, or a landlord.  

I do not want to send them the same type of letter as my AO letters but can not decide on how i should approach them in the letter.

But like @Brian Gibbons started to say: Don't pull the mask of the old lone ranger and don't mes around with Jim.

We have a verbal AOS with the seller but they need final approval from the bankruptcy court.

Dear BP Family,  I want to wholesale homes, so I'm cold calling AOs in my area and asking if they're still actively investing, then trying to get their buying criteria.  

He wouldn't give me s specific number but it's better than a no.
