People want more space... there is no 'elbow room' in the boroughs! 

The problem is the foundation is sinking, the outdated polybutylene pipe is leaking in the crawl space and the electrical is outdated.

Reimagined some of the spaces (turned an old pantry into a mud room and a coffee station.

I keep reading about all the weird financing issues in this space so I wouldn't actually put money in until mid 2025 or later.

Check out Paul Jang, Victor Reynolds, Elijah Bryant there are others out there who aren’t as BIG as Joe who will give you more bang for your buck and are still accessible.

That might include things like adding units, converting commercial space to residential, or finding ways to boost income (like adding parking).The key is recognizing opportunities while walking the property, and that takes experience.

In construction your plans are your Bible, so you need to know how to locate any discrepencies, locate answers to questions froms trades, understanding "Take-offs" with your materials, and be able to visualize in a 3D space what the plans are describing.
