The interior needs minor touch up as well as paint and new carpet in the upstairs.My contractor did a walk through and estimated the repairs total 60k.

All her concerns amounted to were loose towel bars, light bulbs, blinds, ceiling paint touch up etc which I immediately said my handyman would come fix it.

And no dont do pink tiles becasue that is what one person wants for their 7 year old daughter - that is too limiting.genrally people want clean and comfort and ease - so if one item is not going to look clean with usual wear get one that will (usually black shows the dirt, as does stainless) - an as has been said, the inexpensive touch ups like nice hardware, a better countertop finish that wears well are the things you will want - think back to your life as a renter to help.

The appeal of a lease option, is ideally selling it to the first tenant so that I don't have to worry as much about them moving out and having to touch up paint, clean or replace carpet etc as well as market it vacant vs cash flowing.Is this actually a bad idea?

@Skylar Dejesus i am going for FHA so i am only putting bare minimum of 3.5% coz on the next property i would need 20% down. property is in fairly good condition, it is only multi family home in the street of single family homes and only minor cosmetic touch ups are needed.

Trouble is, at top and bottom edges there is splintering of the material, most of which is easily fixed with  a dark stain touch up or wood putty.
