Get another phone number - Most phones are dual SIMs now.  

Ideally a personal guarantee with high liquid and net worth from the tenant.Pre-lim talks means nothing with a bank as it's all about the details.

Yes or should I say Sim but maybe no...my tenants are so grateful and so kind that it’s blowing my mind!
