Non-Credit tenant underwriting

Hello,

I am an experienced property investor. I am currently looking to get a gas station near the SC coast financed as a long term triple net lease with zero owner responsibility. I am coming in just under 75 ltv and bank seems ok with that in preliminary talks. How do banks view non credit tenants who have a few locations and decades of experience?
