@Kim Huynh - lots of insurance brokerages use the same carriers so it is likely that it is going up a lot everywhere (that's my experience).What I have done for a bunch of years is to partially "self insure".

As long as the home isn't in a fire/flood area and has been somewhat updated in the last 20 years, you can find other carriers.

One claim will not make you ineligible but if you're getting an entire roof replaced in policy year one your carrier may non-renew.Do you have an agent you can speak with?

If OP's current carrier denies the claim (that's where he needs a good, experienced roofer), then he will have issues switching over to a new carrier with that denied claim on record.

It depends on whether or not the carrier requires 12-month lease agreements...have to talk to an agent and provide accurate information on how the property is being used.
