Had the water service been on, their mover CORE FURNITURE when disconnecting the washer, would have seen the water gushing out from the open valves and would have known to turn the valves off.

This might even mean paying for a mover yourself and truly have the tenant out of there in a day.

If I have a Heloc on my primary residence  but decide I do not want to live in a 3 family the rest of my life and move renting out my unit, what will happen to my Heloc?

I do not know William personally although I think we would both vouch for each other as movers and shakers in our prospective markets and I know he would come through in closing for you.

Get in good with a MH mover or two.

In the process of maneuvering the truck in a pretty tight spot, the movers caused some relatively minor damage to the neighboring property that I do not own.The owner of the damaged property does not live on-site and is not yet aware of the recent damage, though I have historically kept an eye out for their building and given them a heads up if anything seems amiss and warranting their attention.When I became aware of the damage, I texted my tenant to inquire about his plan for addressing and making adequate repairs, though he has not responded and seems to be ignoring the issue.

You want to move really fast on those types of deals as the family just wants to get rid of it.
