@Dave Foster I like that 1031 strategy a lot and that sounds like a great way to invest (tuck away) capital.

Ok, I found a property for 24k (reverse mtg situation) it's the oldest house on the block all other homes are newer 90k habijax homes and are well kept on quiet tucked away street.

In doing the estates of many from that era I always found lots of cash tucked into places. 

I've seen them before where they're tucked in a closet somewhere and people dont notice that water is running out of them.
