If the long-term tenants are moving there could have been some unique arrangement between them and the old owner that they know is unlikely to continue.I know a lot of investors avoid inherited tenants whenever possible but I think it can work in the right situation.

I agree, the rent should match fair market value, but the unit could use an updated bathroom, paint, & other cosmetics.Are these easy tasks to accomplish while the tenant lives there or should I consider paying for them to live elsewhere during the reno work?

I have even flown to other states to meet with clients.. ( of course I had talked to them on the phone. but it was big enough timber deals that I wanted a face to face and whats 1k bucks in flight car and hotel if I was going to make a few hundred grand on the deal.. its simply the cost of doing business. as this is all I do .I never did not close the deal when I made this unique effort..
