Being that is takes multiple forms of transportation currently to get into Manhattan parking plays a large part in driving up rents in Bayonne market. 

Proximity to freeway/hospital/public transportation (if that's the case)4. within LA county, Orange County, San Bernadino and Inland Empire

I would prefer seeing a report that doesn't show the future income but shows the current income.One of the issues I run into a lot is sellers wanting a price as if the community is at its highest potential which destroys your upside.Right now it doesn't look like your cash flow is very high and for each home you bring in you will have the cost of the home, transport, and set-up.

Then add all the other expenses, meals, items of daily living, insurance, activities, transportation plus overhead.

Add SEM, tele marketers, general advertising, transportation, list or program rentals, software, social media platform time and it adds up quick.For the serious business operator, there is a way to separate yourself from the armies of people who fancy themselves as “wholesale” investors and muddy the waters.  

The growth outlook for all Jacksonville is quite favorable based on a lot of factors but the ones I like the most include: recession resistant jobs (healthcare/Navy/finance/financial tech/transportation/insurance), just to name a few of the bigger industries here.

Crime Rates, Schooling, Businesses open, Transportation, price to rent ratio, etc. 

On the upside, there’s been a lot of big improvements to the city currently happening (Capitol building remodel, adding underpasses for railroad tracks, new public transportation facility).

Self driving cars are coming, tech might bring other forms of transportation - such as pilot-less drones - who know.

However, I do know it is located in a very desirable area: close to public transportation, walking distance to shopping/groceries, good commuting distance to major metro/work areas.
