I was thinking of instituting a similar range but my house is well insulated so would maybe keep it from 70-80 Im far from a lawyer but I do not think there is a law governing the temp ranges for STR/MTR.

A mobile has virtually no wall bay thickness, no attic (slows transfer of ambient temp) and under a mobile is very poorly insulated.

I've been able to find some nice homes $400-500K in Chandler/Tempe that could make good vacation rentals, but the yearly revenue is going to be lower than Scottsdale.

With it being garage ready the temperature gauge on the thermostat goes below 40*, which is nice if you ever moved it to the garage for any kind of kitchen rehab or to another property for garage use, in the winter (until it gets to freezing temps outside) the it keeps working.
