Having said that, I have seen some all electric apartment buildings where owner tries to simplify things by having no gas at all which means electric stove, water heater and furnace / ac as well. 

This is overly simplifying, but the point is you incurred $100 expense and got $25 real benefit.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Is there an app: -That will generate a lease and have an option to add/remove clauses -Run background and credit checks -Accept rental payments I want to simplify the process and I’m curious if there’s like an one stop shop kind of app or software that you like Also, any advice or tips before signing with a new renter

Again, over simplifying but let's say you have $100k of income from W2 work, & $25k net from your rental.
