In my neck of the woods, it's often a Frigidaire for refrigerators that landlords go for (through Lowes)...for a 3 bedroom house the 18 cubic foot one is popular.

You might also look into variable refrigerant flow (VRF) if you want to add individual heat and cooling to the units as well.
