While they have historically been underappreciated and de-valued, this too is changing, particularly as new loan products are being released specifically for the purpose of funding ADU construction.

Im the opposite, I recently had to sue a company for a product defect,  so evictions and court proceedings imo can make you go insane. 

Our acquisitions person is walking properties and making offers, our project manager creates the product, my partner does dispo and I go get investors.

Which of your loan products meet that requirement?

Post a sign limiting them to 6 hours or something, and enforce it (ie, call the tow truck company whose sign you have posted) at 24 hours.For the self-help detailing products to put in the vending machine, google search "what extra things do i need to detail my car" and read some car detailing guru's list that you should quickly find (if the post has a bunch of upvotes from other car detailing gurus, that's probably a good sign).

It was quite a production and took a week if I remember correctly.

Its slow and super time consuming, but I have had more success talking to actual leads and locking up contracts. 

If you need financing, Id look into Fannie and Freddie's renovation products (Homestyle and Choice Renovation) since this will be a primary (cant use hard money).
