I'm new to the investment world, but I do work in the architecture/construction field so I would say I have some knowledge of pricing.  

I would recommend either painting the columns a lighter color, maybe trim color so they stand out more, or even boxing them in for a more architectural look.

There were classes about valuation, financial analysis, contracts/ law, architecture, construction, market research and great electives like international real estate.  

The bulk of my Architectural work is done throughout Chicagoland and I may have some useful insight specific to the jurisdiction of your project.

It was a scary time seeing as the economy fell off a cliff about 6 months after my separation and my fiancé had just finished grad school with a masters in architecture and six figures of student loans.

That being said, until you have full architectural blueprints completed, there is no way to know for sure what this type of project will cost. 

They will need architectural drawing etc...other than that, you will most likely need to turn it back into a single family.
