YOU have to be sure your Insurance Agent is fully aware of HOA coverage on a yearly basis (you should be able to request an "insurance summary" that lists the types of coverage and their limits, but verify max payouts as well), and that they are being crystal clear with you about "what ifs".

Being crystal clear on what you will and won't provide, when and how it is appropriate for them to communicate with you, etc, as well as all the 'what if's' that should be outlined in the partnership agreement.I have had deals with a single investor that are far harder than deals with many more than one investor, and most of the time it comes down to expectations set on front end, and general personalities of the investor(s).
