It depends on the number of Units, Residential or Commercial, Apartment Complex or mix of Single Family and Multifamily.Under 25 unit  - Tenant Cloud, RentechUnder 100 - Then Doorloop/Buildium.100+ - AppFolio, Yardi, Rent Manager.Apartment Management : Yardi seems to be wildly usedSingle Family ( Mixed ) - AppFolio seems to be popularRent manager has a good customer support team.

@Chris SeveneyThey did not support the wall correctly and i am going to get basement jacks as well as hire a structural engineer to asses and tell me the long term solution.As far as the sewer line repair,  comps are around 250K,  I am purcashing the house for 85K, i have budgeted 135K so far(without this repair)  I  have a total of 150K renovation budget.

This is turning out to be one of the worst customer support experience.

Understand, when you are trying to buy your first rental, from 1,500 miles away you need all the support you ca get, no one was supporting me except for my wife.

Stronger economies generally support higher rental demand and property appreciation.Neighborhood Analysis:Safety and Crime Rates: Avoid neighborhoods with high crime rates, as these can affect property values and rental income.Property Demand: Look for areas with growing populations or proximity to employment centers to ensure consistent rental demand.Property Condition: For fix and flips or BRRR, assess the condition of properties carefully.
