Whether it be property classification, condition or valuation, there is usually some bandwidth within the lenders rules to bend.

@Brandon FischerLike others said, people could be bending the law which I would not recommend.However, being an investor myself and a realtor in the St Pete/Clearwater specializing in STR there is one trick I know that I offer my clients that most people don't know about this county...

They have their rules and you can't get them to bend.

Deductibles are high, premiums are high and the state seems to be chopped up into portions so one company can underwrite in one area but not another.There's deductions (think of them as add ons) for all sorts of construction related issues. ie, rafter ties and strapping, storm proof windows and doors and so forth.There's lots of building codes that are specific to Florida which increases costs of many things such as HVAC (outdoor units need to be strapped down to concrete slabs, etc)Essentially, if you want property in Florida, go ahead but expect to bend over for the insurance companies.

I came to one of the Fort Bend REI meetings you put together.  

Also, I did a brief research and saw that both Fort Bend and Harris counties increased in DOM, but only Harris county price had drop about 3% YOY.

If you start bending your rules now to accommodate, you will be doing that the entire lease.
