I am trying to enhance curb appeal without completely replacing the roof.

This was a fantastic appeal and call to duty for anyone who had a dream, and anyone who looked past the 9 to 5 way of living and yearned for their own slice of a better tomorrow.

I've just never been in a big rush to lose money so that approach doesn't appeal to me personally. if you want to rent, and use your capital to buy a cash flow positive property, then that's not such a bad idea ;) 

The more credit you have, the more appealing you may look to lenders.

Owning them outright is super appealing, but you lose your ability to scale quickly with leverage.

(I also only allow bookings for the smaller one a month in advance, since obv I want the bigger one to fill up first)I'm currently under contract for a property that is ADA compliant, but will also appeal to guests without ADA needs.
