I would think that the contract would only allow a few days to verify title, inspection, financing, etc?

Lots of time spent showing properties for rent, processing applications- running credit checks and verifying employment, We are not on call 24/7, but if ther is an emergency, the tenants have a number to call which is our local plumbing and water remediation Company. 

Lending home Is cool u just give them your vesting's and they pull public records nationwide to verify you actually bought and owned it in that entity.. very easy really.. and I always suggest folks .

As long as you gave yourself that option then just take the time to verify the numbers, if you have a relationship with any other local investors or contractors ask them to come walk the property with you and get some input. 

I trust my own numbers but you need to verify it on your own to see if you agree.

From what I understand after talking with two different mortgage companies about this, the process of verifying taxes is manual and time consuming.A taxing entity will typically give you at least a year before they start foreclosure processes, the longest I have seen is waiting 4 years.

The market rental rate for the units (after repair) is 625/mo, this coming from another building across the street with equal sized, clean, painted, with newer cabinets   The tax assessed value is 72000.Unsure of repairs needed yet but if I guestimate 12/sf i'm looking at about 25000 (I'll verify this before bidding)Comparable sales do not reflect much due to the number of sfh surrounding the property.
