The m2m tenant presumably has lived there for MORE than 12 months, so based on AB1482 "no-fault eviction" legislation, you cannot simply give notice to vacate.

They've got a travel trailer sitting on the septic for the time being.When we reached out, owner simply said they needed to hold off on selling it until next year b/c they sold their primary residence this year.Don't know much about tax implications of selling primary residence in the same year as a rental.  

I've also dealt with tenants who simply want to be difficult.

If they don't complete the deal in 2 years, there is no messiness as their option period simply expires and the purchase portion of the deal is done.

I'll take that as a "win" right now for sure.

Simply replying "I am just looking for now" is honest, and enough to stop the questions. 

And in this phase simply put, prioritize comfort and convenience in every decision.

If you want to save some money you can simply look up the owner name on the county website.

I am just exiting the last of my Cleveland stuff and its very evident there as well Just like James Wise said you have a certain price point and area of town and no matter what you do or who you have its a savage business the tenants simply do not live their lives like the landlord does. 

Like pert near anyone in our bizz you do have bummers each year myself I wholesale them off when i do have to take one over.. or i might sell them on my 0 interest short term owner finance program .. which creates some rock solid paper given the assets usually need a lot of attention at that point.. for the speculation I had 2 long term land plays one paid off after 22 years of owning it for a 100X multiple  yes 100X  :)  And the one i currently have that the new CHIPS act could create a huge win for myself and partners..
