I do not think this is a one size fits all answer and there are times where private lending is preferred over traditional financing.

If a sale and capital gains the only option, you could look at seeing if he was interested in selling you all his portfolio on an installment sale and then 1031 exchange the proceeds into a private real estate fund. 

Looking for some opinions....I have forwarded this to my attorney as well so I am just looking for opinions from those experienced in private money transactions, I know that I should consult an attorney.I own land that I am trying to build out a brewery on in NH. 

We have a preferred lender who studied the past election years and noticed the effect, but due to the pandemic and the normalizing of our market, can we expect there to be a surge come Jan 1 with the election being over and interest rates stepping down to affordable rates?

As someone in the greater Orlando market the cashflow numbers work the closer to the hood you are but I've been noticing a much higher vacancy rate at "market" rents. 

Also, look to work with Private Lenders on the acquisitions, fund the rehab, and then refinance within 12 months to get better CoC (Cash on Cash) returns!
