@ Kevin Nolan, As long as you have a copy of the notice(email, certified letter etc) to terminate the lease and their receipt of the notice or acknowledgement you should be fine.

I am the first one to acknowledge that a house transaction has far more risk than a car ride, so clearly they have barriers.

There's nothing wrong with acknowledging your accomplishments, even if you didn't meet your ultimate goal. 

In most cases, an email acknowledgment is fine from the other agent, but I don't see it as a way to build business to market other people's listings.

To that I say there are far more investors who never acknowledge that leverage is a doubled edged sword that cuts both ways, and there have been far more people who have lost everything because things didn't work out as rosy as their spreadsheet projections. 

Since I am entering into this agreement during this COVID crisis and not before, can I establish some sort of understanding that the renter acknowledges the risk and is liable for the rent in all cases? 

They are explicitly saying "We acknowledge that the sellers disclosure states it's approximately 6 years, and it also states that: Seller encourages Buyer to have their own inspections performed and verify all information relating to this property.

Refusing to acknowledge or accept lawful payments of rent (real example: tenant cuts off communication and doesn't pay rent for five months so Landlord starts eviction process.
