I recently drove up to the area and loved its proximity to SF, Sonoma Coast and Wine country. 

I had a gut feeling that this was too good to be true and I am peace with my decision.As of now, I am all over the place in trying to get a solid team to help me navigate through all the wooden nickels and find a solid deal.

We did have one couple with a dog that scratched up the wooden front door.  

Based on this exodus out of the valley into surrounding areas, I expect that areas like beach towns & wine country will be seeing a boom in residential housing.

If you were building from scratch, ideally all the insulation would be on the exterior of the wall assembly -;)We are presently retrofitting a wooden, Italianate building (circa 1878 - 1880) and on this one, I am using rock wool in the wall cavities (R22 where I can strap the inner side of the exterior walls and R14 in the places where I cannot (a long narrow corridor, rooms with elaborate plaster crown moulding we wish to retain).  

At the end of the day your portfolio is only worth what the properties will sell for.For every investor  that makes money there are 8 or 9 that lose money and thats in a strong market.Most diyers are complete hacks, constantly cut corners like having lead based wooden windows in there rentals exposing young children to toxins and damaging there front cortex.
