For all of the wholesalers out there, what do you prefer; assignments or double closings?

I have sold 2 doubles for 60k bringing in close to the same rents. for years everyone says that Cleveland is just a cashflow market, but prices are going up fast due to the amount of out of town buyers flooding the area. 

If I have to go with the 27.5 year depreciation can I use the double declining method?

She now is backing out of selling her current home to the investor, caught her payments up to date and is now not in foreclosure jeopardy?
