Do some shopping around and call credit unions in your area to see which are giving the best rates and who you get a good vibe from.

I then reached out to someone who does loans for land and they can NOT finance it because it has a vacant garage/shop on it. 

That means looking into the median income, school system, linkages(proximity to employment, shopping, churches, etc).
