It's a little scary, because I've identified at least ten different ways that the USA is artificially propping up the price of housing markets.

Dave,I see the median rents (2013) were $636I don't know Waupun well enough to talk intelligently, but have been through there many times.I know the prison brings in a lot of short term renters with family who have "loved ones" in the prison.  

But the hardest obstacle that my mind seems like it will never be able to get past is going up to sellers, lenders, buyers, contractors, and really anyone involved in this lifestyle, and trying to speak intelligently about something that I've only read or listened to about.

As long as they are reasonably intelligent, you should be able to teach them most everything they need to do.

Intelligent exterior/entry high visibility upgrades can have a huge impact on tenant morale and the overall feel of the building.  

Now that I feel educated enough to carry on a somewhat intelligent conversation, my next step is to meet with our local REIA.

This is hard work and takes intelligence and time to build up to but there are many investors on BP reading this post who do exactly this type of work.I started with a radical example and this can be done on a much smaller scale with partners and investors on any property under a number of deal structures.  

Think of it this way: with what you have in hand, would you be able to convince an intelligent stranger that your story is true?
